A Riparian zone is defined as the area between a river and a body of land. These areas are especially important to protect because of their role in soil conservation, habitat biodiversity, and their influence on aquatic ecosystems. The principal design feature of Ocean Grove is its riparian – area an extensive stream re-construction project that runs through the site. This project represents one of the largest fisheries rehabilitation projects ever undertaken on Vancouver Island, and our conceptual landscape plan includes ‘riparian focused’ amenity areas which would be available to both residents of Ocean Grove as well as the larger Colwood community.
Circulation & Parking
Ocean Grove will feature a simplified circulation route, including a new primary entrance from Heatherbell Road and a secondary entrance from Lagoon via Goldfinch, with internal roadways connecting the two entrances within the development.
Form of Development
Ocean Grove will offer a wide range of housing options including single-family homes, townhouses and condominiums. Lower density will occur along the south side of the property including single family homes, townhouses and lower height multi-family while the north side will see a mixture of townhouses and mid-height condo buildings.
